Senior Building Engineer

Essential Functions:


  • Monitor and maintain operation of HVAC equipment to provide acceptable temperature on all floors
  • Monitor and maintain boilers
  • Monitor and maintain all pumps and compressors
  • Monitor and test operation of safety, fire and alarm systems
  • Coordinate repairs to building/equipment
  • Purchase building supplies
  • Alert Facilities Manager when outside vendors are required for repair or preventive maintenance
  • Alert Facilities Manager to potential problems with any building equipment or structural component
  • Wear appropriate safety equipment and obey safety rules
  • Perform and document scheduled preventative maintenance on building systems
  • Perform special projects as assigned
  • Ensure lighting fixtures are clean and operational
  • Monitor and maintain the cleanliness and appearance of all work areas
  • Recommend improvements and cost saving initiatives
  • Respond quickly to emergency situations, should they occur outside of regular working hours
  • Comply with all building and safety codes or regulations, wear safety equipment
  • Maintain the concise and accurate daily records of duties performed
  • Other duties as assigned to meet business needs

Periodic/occasional duties (less than 10%):

  • Accompany/assist all outside vendors/utility personnel when in building
  • Perform weekly fire protection pump test, monitor and record usage of gas, water and electricity.
  • Repair, paint or clean areas of building as needed.
  • Repair minor plumbing, electrical, drywall problems.
  • Clean sidewalks from snow. Position Qualifications:
  • Education: High School diploma or GED equivalent.
  • Experience: Must have 5+ years prior experience in building operations/engineering and maintaining equipment and systems.
  • Other: Must be at least 18 years old and possess a valid driver’s license

    • Knowledge of and ability to operate low pressure boiler, HVAC equipment
    • Must have basic electrical, plumbing and carpentry skills. i.e., Replace or repair toilets, water faucets, repair, paint walls, floors and ceilings, perform minor electrical jobs.
    • Ability to read and understand detailed diagrams, plans and drawings. (CAD, maintenance management software)
    • Ability to read and interpret instructions, procedures, manuals, and other documents
    • Ability to work independently and with minimum supervision.
  • Desirable Skills
  • Possess an EPA 608 certification for refrigeration.
  • Building Operations and Maintenance Training Certificates of Completion.
  • Completion of College or Technical School HVAC Certificates upon completions.
  • Desired knowledge and understanding of blueprints.
  • Desired Completion of Building Operator Certificate Level I or BOMI Systems Maintenance Technician Program.
  • A proven record of excellent customer service


   Physical Abilities: 

  • Able to walk, stand, climb ladders of 30 feet or more.
  • Able to lift 50 lbs.
  • Vision acuity.
  • Bend, squat, reach, stoop, crawl, push, and carry.


Work Environment:

Exposure to outdoor weather conditions; occasionally work from high, precarious places; exposure to dust, fumes or airborne particles.
